Originally built in 1790, this Ogunquit cottage required a careful blend of structural restoration, modernization, and interior reconfiguration.
As part of a new kitchen layout, we opened the front eave side of the home, removed existing windows and doors, and created a new opening for a large picture window. Two additional exterior doors were added, along with a new interior partition wall designed to improve traffic flow through the home.
Once the existing structure was exposed, the project expanded into substantial structural work. Original wall framing—including studs made from early milled saplings—was reinforced and reframed with modern 2×6 construction. We also repaired and reframed portions of the roof structure, added collar ties and ceiling joists, corrected damaged top plates and rafters, and lifted and leveled existing sill beams and rim framing.
Additional work included electrical and plumbing upgrades, repairs to the original stone foundation, replacement of deteriorated siding, and extensive detailing around the existing masonry chimney.
The result preserves the character of a more than 200-year-old Ogunquit cottage while giving the home a stronger, safer, and more functional structure for modern living.
